Twin-Tower Sky Garden Apartments
Twin-Tower Sky Garden Apartments
Project Description
The Residence is a landmark mixed-use luxury apartment development composed of two symmetrical residential towers rising from an elegant two-level podium and connected visually by a dramatic central glazed atrium and elevated sky garden. Classical-inspired arches, pale natural stone, generous curved balconies, vertical landscaping, and contemporary rooftop pergolas create a distinctive blend of timeless elegance and modern urban living.
The lower levels are conceived for premium retail, restaurants, lobby functions, and resident amenities, while the upper floors accommodate spacious apartments and exclusive penthouse residences. The landscaped forecourt, water features, sky gardens, and rooftop terraces give the development a resort-like residential character.
Planning note: Only the exterior design is visible in the supplied image. The room dimensions and areas below are a recommended conceptual planning schedule suitable for presenting the design online; they should not be represented as measured construction dimensions until verified against architectural floor plans.

Second Floor — Sky Garden & Premium Amenity Level
Approximate gross enclosed area: 1,300–1,600 m² + landscaped terraces
This is one of the project's signature levels. The space between the towers becomes an elevated landscaped garden rather than merely a structural connection.
Suggested facilities include:
-
Residents' sky lounge
-
landscaped garden terraces
-
outdoor seating
-
shaded pergolas
-
private dining pavilion
-
reading lounge
-
children's activity room
-
small business lounge
-
wellness terrace
A central lounge of approximately 10 × 12 m / 120 m² could open directly onto a 350–500 m² landscaped sky garden, allowing the communal landscape to visually connect the two towers.
Typical Residential Floors — Levels 3 to 7
Each tower can accommodate approximately 3–4 apartments per floor, depending on the final core and unit mix.
Combined typical floor area: approximately 1,400–1,650 m²
A balanced configuration could provide:
Type A — Three-Bedroom Apartment
Approx. internal area: 175–195 m²
| Space | Suggested Dimensions | Area |
|---|---|---|
| Entrance foyer | 2.5 × 4 m | 10 m² |
| Living room | 6 × 7 m | 42 m² |
| Dining | 4.5 × 5 m | 22.5 m² |
| Kitchen | 4 × 5 m | 20 m² |
| Pantry | 2 × 2.5 m | 5 m² |
| Principal bedroom | 4.8 × 5.2 m | 25 m² |
| Walk-in wardrobe | 2.5 × 3 m | 7.5 m² |
| Principal bathroom | 3 × 4 m | 12 m² |
| Bedroom 2 | 4 × 4.2 m | 16.8 m² |
| Bedroom 3 | 4 × 4 m | 16 m² |
| Shared/ensuite baths | — | 12–15 m² |
| Guest WC | 1.8 × 2.2 m | 4 m² |
| Laundry | 2 × 2.5 m | 5 m² |
| Balcony | 2.2 × 8 m | 17.6 m² |
The living and dining spaces should occupy the glazed outer façades and connect directly to the curved balconies. Bedrooms can be positioned deeper within the quieter zones of the towers.
Type B — Two-Bedroom Apartment
Approx. internal area: 125–145 m²
Living/dining approximately 45–50 m², kitchen 16–18 m², principal suite 32–36 m², secondary bedroom suite 22–25 m², guest WC/laundry/storage 10–12 m², plus approximately 14–18 m² balcony.
Levels 8–9 — Premium Residences
Suggested apartment sizes: 220–300 m²
As the towers rise, unit density can reduce to provide larger luxury residences.
A typical four-bedroom residence could contain:
-
entrance gallery — 12–15 m²
-
formal living — 45–50 m²
-
family lounge — 30–35 m²
-
dining — 25–30 m²
-
kitchen — 22–25 m²
-
pantry / dirty kitchen — 10–15 m²
-
principal bedroom — 28–32 m²
-
walk-in wardrobe — 10–14 m²
-
principal bathroom — 14–18 m²
-
three ensuite bedrooms — approximately 25–30 m² each
-
laundry and storage — 10–14 m²
-
guest powder room — 4–5 m²
-
terraces — approximately 30–50 m²
These apartments would occupy the most panoramic façades and take advantage of the upper planted balconies.
Penthouse / Rooftop Level
Suggested residence size: 350–450 m² per penthouse
The uppermost floors can accommodate one exclusive penthouse in each tower.
A recommended penthouse program includes a double-height living room, formal dining room, family lounge, show kitchen and preparation kitchen, four ensuite bedrooms, principal suite with two dressing rooms, private study, entertainment lounge, internal bar, laundry, staff/service room and expansive roof terraces.
Approximate outdoor terrace area could range from 120–200 m² per residence, integrated beneath the rooftop pergolas visible in the architectural composition.
Spatial Relationship
The development is organized around a very clear hierarchy.
The landscaped forecourt forms the public threshold. Visitors progress from gardens and water features toward the monumental glazed atrium. Retail and hospitality uses activate both sides of this entrance, while the residential lobby establishes a secure central axis.
Above the podium, the two towers become increasingly residential and private. Apartments are oriented toward the outer perimeter to maximize daylight and views, while lifts, stairs, shafts and service circulation occupy more internal positions.
At the middle levels, the sky garden bridges the two towers, creating a shared green heart in the vertical composition. Higher floors become progressively more exclusive, terminating in larger residences and landscaped rooftop terraces.
Design Intent
The architectural intent is to reinterpret the prestige of classical residential architecture through a contemporary high-density development. Tall proportions, stone-clad arches and symmetrical composition establish permanence, while curved balconies, extensive glazing, vertical gardens and open rooftop structures introduce lightness and modern lifestyle qualities.
The project therefore avoids becoming either purely classical or aggressively contemporary. Its identity comes from the deliberate contrast between monumentality, transparency and landscape.
Signature Design Features
The most distinctive element is the elevated landscaped bridge between the twin towers. Rather than connecting the buildings with a conventional enclosed link, the design transforms the space into a suspended garden and communal destination.
Other defining features include the monumental multi-storey glazed entrance atrium, symmetrical twin towers, vertically planted façades, softly curved balconies, classical arched podium openings, rooftop pergolas, extensive natural-stone finishes, formal landscaped gardens, integrated water features, and a strong progression from public commercial spaces at the base to highly private luxury residences above.
